Concept Plan

Definition:

A Concept Plan is a flexible plan type that allows applicants to get staff and Development Review Committee (DRC) input on various details of a proposed project.  Applicants have the freedom to submit with whatever level of detail they’d like in order to get feedback on any number of issues.

Forest Conservation:

Forest Conservation does not need to be addressed before submitting a Concept Plan.

Development Review Committee (DRC):

Concept Plans go to DRC.

Decision Type:

Concept Plans are not ruled upon by the Planning Board or any other agency, as they are intended only to provide DRC feedback to the applicant.

Fees:

Concept Plans are free and have no fee.

Review Time:

DRC is typically held between 3 and 5 weeks after intake acceptance.

Amendments:

Concept Plans may not be amended.  You may only change the results of a Concept Plan with a new Concept Plan.
