Shady Grove Sector Plan Minor Master Plan Amendment approved by Montgomery County Council

WHEATON, MD – The Montgomery County Planning Department, part of The Maryland-National Capital Park and Planning Commission (M-NCPPC), is pleased to announce that the Shady Grove Sector Plan Minor Master Plan Amendment was approved by the Montgomery County Council at their April 6, 2021 meeting. The plan will now be adopted by the M-NCPPC.

The Minor Master Plan Amendment started in November 2018 with a goal of reexamining the 2006 Shady Grove Sector Plan’s stages of development and requirements, particularly the transportation requirements or triggers, that must be implemented prior to the initiation of each phase of development.

Key goals of the approved Shady Grove Sector Plan are to:

The recently approved Sector Plan, unlike the prior 2006 Sector Plan, does not include any staging requirements for new development. The Sector Plan also supports listing the Derwood Store and Post Office to the Master Plan for Historic Preservation.

The Sectional Map Amendment (SMA) process, which is the final step to implement the Sector Plan zoning recommendations, will be completed in the near future.

Background on the Shady Grove Sector Plan

The 2006 Shady Grove Sector Plan envisions a mixed-use residential community that redevelops industrial and commercial uses, including the County Service Park (CSP), and creates new parks and open spaces, bikeways and public facilities to enhance the Derwood community. Already, the site of the County Service Park is being transformed into a variety of housing choices such as townhouses and multi-family buildings.
