Community Invited to Attend Open House and Kick-off Meeting on October 11 for Germantown Plan for the Town Sector Zone

Plan to replace current zoning will be launched at Upcounty Regional Services Center in Germantown with discussion of current land uses and county planning process

SILVER SPRING, MD – The Montgomery County Planning Department, part of The Maryland-National Capital Park and Planning Commission, will hold a public meeting to begin a community dialogue about the Germantown Plan for the Town Sector Zone on Thursday, October 11 from 7 to 8:30 p.m. at the Upcounty Regional Center (12900 Middlebrook Road, Germantown, MD). The purpose of this sector plan is to analyze current land uses and densities and prepare new zoning recommendations to replace the Town-Sector (T-S) zoning.

Sector Plan Background:
The Germantown Plan for the Town Sector Zone will address the 1,254 acres comprising the village’s town sector (T-S) zone, which includes Churchill Lake, parks, walking trails and recreational amenities.  In 2014, Montgomery County updated its zoning ordinance and, as a result, the T-S zone is being phased out.

Additionally, as approved by the original 1968 zoning case that authorized the development of Churchill Village, no new zoning classifications could be considered for 50 years.  This zoning control feature expires in 2018 and is the primary reason for this sector plan.  Planners will analyze existing land uses, densities, and open space in order to prepare new zoning recommendations that best reflect current conditions, uses and densities.

Anyone who lives or works in Churchill Village or has an interest in the future of this community is invited to attend the kickoff meeting.  Planners will discuss existing conditions, land uses, zoning and the county planning process. Participants will have an opportunity to meet the project team, ask questions and learn how to participate in this planning process. RSVPs are encouraged but not required.
