About the Commercial Development Pipeline
The M-NCPPC Research & Technology Center tracks Commercial and Residential Development Pipelines within Montgomery County. The Pipeline of Approved Commercial Development is a current inventory of commercial development projects that have been approved but not yet built in the County and its 30 policy areas. The commercial pipeline reports the total square footage and estimated job-generating capacity of office, retail, industrial and other commercial development projects. Approved square footage is converted to job estimates using standard square-feet-to-job multipliers for a given type of development, unless the developer has agreed to limit the number of jobs in a project.
How is the Commercial Pipeline maintained?
The Research and Technology Division updates its existing inventory of approved-but-unbuilt commercial development on a monthly basis. Preliminary and site development plans approved by the Montgomery County Planning Board, along with approved development plans from the cities of Gaithersburg and Rockville, are the main source of information on new approvals. For projects not subject to development review, commercial development data are captured through WSSC sewer permit applications. Mandatory referrals, special exceptions and other mechanisms may yield additional data. The Research and Technology Division also regularly monitors the square footage, jobs type and location of commercial projects that have been completed, and removes them from the pipeline.
