Private Project: Fairfield at Germantown Limited Site Plan Amendment
Description
The applicant is requesting to amend Site Plan 82003003A (Phase1, approved for 200 multifamily condominium units on March 17, 2005) for Fairfield at Germantown, to provide several modifications, including: adding three recycling containers; adjusting Building 12's location as the result of adding a stormwater management biotention facility; substituting playground equipment; replacing on-street mail kiosks with mailboxes within each building; revising lighting and landscape plans; eliminating non-standard pavers within the public right-of-way; re-aligning sidewalks; and updating the Final Forest Conservation Plan. The original 62.4-acre-Fairfield property contained housing and commercial portions, and is bordered by the right-of-way for the future Father Hurley Boulevard, Wisteria Drive and Waters Road. The Housing Phase I, includes 38.5 acres, of which 36.1 acres are in the RMX-1 zone and 2.40 acres are in the R-200 zone. The Site Plan No. 820030030 for Fairfield at Germantown, presented to the Planning Board on January 28, 2003, includes a total of 604 housing units.
