Private Project: Churchill - Far North Village

Description

The applicant requested to extend the validity for the adequate public faciities (APF) review for Preliminary Plan No. 119870120, (1-87012), APF200801, Churchill - North Village, currently expiring November 28, 2007, until November 28, 2015. The Planning Board previously considered a request by the applicant to extend the validity period on March 1, 2007, but deferred action pending the applicant's submittal of an updated traffic study. The current application contains a new traffic study for the previously approved 1.3 million square feet of office use and conditions imposed on the applicant, which include required roadway improvements. Rationale is also provided for extending the validity period. The proposed office development is located on the applicant's 110-acre Town Sector (TS)-zoned property, located on the west side of I-270, northwest of Father Hurley Boulevard in Germantown. The property is surrounded by M-NCPPC parkland to the north-northwest and residential townhouses in the TS Zone to the south-southwest. Approximately two-thirds of the site is forested and a golf-driving range is operating on the unforested portion.
