{"id":2821,"date":"2012-01-31T15:26:20","date_gmt":"2012-01-31T15:26:20","guid":{"rendered":"http:\/\/montgomeryplanning.org\/blog-design\/?p=2821"},"modified":"2026-03-23T12:01:35","modified_gmt":"2026-03-23T16:01:35","slug":"considering-the-environmental-value-of-existing-buildings","status":"publish","type":"post","link":"https:\/\/montgomeryplanning.org\/blog-design\/2012\/01\/considering-the-environmental-value-of-existing-buildings\/","title":{"rendered":"Considering the Environmental Value of Existing Buildings"},"content":{"rendered":"<p class=\"lead\">guest post: Scott Whipple<\/p>\n<p>Last Wednesday, the <a href=\"http:\/\/www.preservationnation.org\/\">National Trust for Historic Preservation <\/a>released a report demonstrating something some will find counterintuitive or even dubious, but which many of us in the historic preservation field have thought for years: reusing existing buildings almost always offers more environmental savings than demolition and new construction.<\/p>\n<div class=\"mceTemp\">The study, <a href=\"http:\/\/www.preservationnation.org\/issues\/sustainability\/green-lab\/lca\/The_Greenest_Building_lowres.pdf\"><em>The Greenest Building: Quantifying the Environmental Value of Building Reuse<\/em><\/a>, includes\u00a0some interesting findings:<\/div>\n<ul>\n<li>\n<div style=\"text-align: left;\">A new, high-performance building needs between 10-80 years, depending on the building type and where it is built, to offset the environmental impact of its construction.<\/div>\n<\/li>\n<li>In comparing\u00a0new and retrofitted buildings ofsimilar size, function, and performance, energy savings in retrofitted\u00a0buildings ranged from 4-46 percent higher than new construction.<\/li>\n<li>The benefits of retrofitting and reusing existing buildings are even more pronounced in regions powered by coal and that experience wider climate variations.<\/li>\n<\/ul>\n<div id=\"attachment_2832\" style=\"width: 295px\" class=\"wp-caption alignleft\"><a href=\"http:\/\/montgomeryplanning.org\/blog-design\/wp-content\/uploads\/2012\/01\/old-building1.jpg\"><img decoding=\"async\" aria-describedby=\"caption-attachment-2832\" class=\"size-medium wp-image-2832\" title=\"old building\" src=\"http:\/\/montgomeryplanning.org\/blog-design\/wp-content\/uploads\/2012\/01\/old-building1-285x300.jpg\" alt=\"\" width=\"285\" height=\"300\" srcset=\"https:\/\/montgomeryplanning.org\/blog-design\/wp-content\/uploads\/2012\/01\/old-building1-285x300.jpg 285w, https:\/\/montgomeryplanning.org\/blog-design\/wp-content\/uploads\/2012\/01\/old-building1.jpg 408w\" sizes=\"(max-width: 285px) 100vw, 285px\" \/><\/a><p id=\"caption-attachment-2832\" class=\"wp-caption-text\">old is eco-friendly<\/p><\/div>\n<p>As you might expect, the preservation community is excited by these findings. But urbanists, environmentalists, the mainstream media, and government are taking notice as well. The buzz is <a href=\"http:\/\/green.blogs.nytimes.com\/2012\/01\/25\/historic-buildings-may-be-greener-than-you-think\/\">palpable<\/a>.<\/p>\n<p>The marketplace has responded too.\u00a0The <a href=\"http:\/\/www.usgbc.org\/\">United States Green Building Council<\/a>, the organization behind the LEED environmental certification program, recently announced that LEED certification of existing buildings has surpassed that for new building construction.<\/p>\n<p>The US government estimates that each year approximately 1 billion square feet of existing building stock is demolished and replaced, while the Brookings Institution suggests that one-quarter of existing building stock&#8211;fully\u00a082 billion square feet&#8211;will\u00a0be demolished and replaced between 2005 and 2030.
